Buying Property with Digital Insights: Harnessing Search Analytics for Smarter Investments

In today’s data-driven economy, property investment is no longer guided solely by traditional metrics such as location, amenities, or developer reputation. With the rise of digital platforms and user behavior tracking, search analytics has emerged as a powerful tool to guide real estate decisions. This method enables investors to harness the power of online user engagement to predict property demand and market trends—providing a competitive edge in a fast-paced industry. I will be basing my analytics data via PropertyGuru, Singapore’s largest Property Platform.

Understanding the Popularity Index

At the heart of this approach is the Popularity Index, a composite metric designed to quantify user interest in a specific property or area. It blends two core indicators:

  • Page Views (40% weightage): Reflecting passive interest—how many users are viewing a property listing.

  • Enquiries (60% weightage): Demonstrating active intent—how many users are taking the next step to inquire about the property.

For example, a listing with 100 page views and 50 enquiries would yield a popularity index of:

(100 × 0.4) + (50 × 0.6) = 70

This metric offers a quick snapshot of market sentiment, helping investors identify which properties are generating genuine buyer or renter interest.

Tapping Into Keyword Search Trends

Digital analytics also dives into the top keyword searches made by property seekers. These insights reflect evolving consumer preferences—whether it’s “sea view condo,” “near MRT,” or “freehold property.”

By examining the Top 20 and Top 40 Keywords, investors can align their property purchases with what’s currently in demand. For instance, if terms like “District 9 condo” or “luxury penthouse” are trending, this indicates a strong market pull toward high-end city-center properties.

Such rankings allow investors to drill down into hyperlocal trends. For example, if District 10 consistently appears in the top 5 for condo rentals, it signals strong tenant interest—making it a promising area for buy-to-let investments.

Similarly, by identifying which HDB estates rank highest in sale-related searches, investors and homeowners can anticipate demand hotspots for public housing, guiding resale or upgrading strategies.

The number on the left denotes the change in ranking position comparable from last year data.

This ranking is based on how often people search for these keywords. It signifies the interest of homebuyers. However, it does not differentiate what type of perimeters people are searching for be it HDB, private condo, landed, new launches, rental, etc. We will look at more specific perimeters further down the article.

Firstly, you can see that the rankings don’t change much for the past 1 year. Places like East Coast, Marine Parade, Tampines, District 19, District 10 are very popular places that people are interested in be it HDB or landed.

Secondly, the 2 major jumps are District 18 Pasir Ris / Tampines and District 22 Boon Lay / Jurong / Tuas where both has a jump in ranking of more than 6 positions. Means more people are interested in these 2 locations.

Continue down the list to the next 21-40 keywords, you can see that there is a huge jump in the Core Central Region (CCR) District 1 Boat Quay / Raffles Place / Marina and District 9 Orchard / River Valley. This is not surprising as there is a huge potential in the core central. Refer to my previous article to read about this undervalue region.

Hougang / Punggol / Sengkang jump of 6335 in position is just an outlier as you can see in the previous picture that D19 Hougang / Punggol / Sengkang is already ranked third.

You can also see that there is not much significant changes to most ranking changes except for Jurong West  and Bukit Panjang dropping 8 and 6 respectively.

Lastly, of the Top 40 keywords, Parc Esta is the only keywords that make it to this list, which is a very highly searched condo. But since the ranking has dropped, if you are an investor of Parc Esta, you may consider starting to sell now before it loses more interest in the market.

The above is the top 10 most searched private non-landed properties that people are interested in. From the above data, we are able to see 2 trend emerging. Interestingly back in 2018, I wrote an article on the top 6 condo which I predict will make the most guarantee profit.

Firstly, except for Reflections at Keppel Bay and Kingsford Waterbay, the rest are all almost brand new condominium that are the most 1-2 years old after TOP. Out of the list, only Hundred Palms Residences is an EC which just recently meets its MOP period.

Secondly, half of the condominiums are located in District 18,19 and 7 of them are based in the OCR region. What I can conclude is these developments are bought because majority of homebuyers are looking at a) age of property and b) price affordability. These 2 criteria seems to be the main popularity of these developments. As such, if you are planning on investing in a property and want to ensure you can liquidate fast, buying in Outside Central Region (OCR) and a new launch is still a good investment strategy.

Lastly, 8 out of the top 10 properties are NOT near MRT and 7 of them are not walkable to MRT and in fact has a shuttle bus service. Homebuyers are still looking for affordable properties and not near MRT developments seems to be more popular due to not paying a premium for the proximity to MRT as a lower psf translate to either cheaper condo or bigger size for the same budget. Also note that none of these top 10 developments are freehold.

Rental on the other hand tells a very different story. You can see that aside from Parc Oasis and Treasure at Tampines, the rest are located either in the Core Central Region or City Fringes. Moreover, 6 of them are located next to an MRT station. Hence if you are planning to buy for rental, it will be preferred not only near MRT station and also nearer to the city centre.

In terms of district, we do see that there is a mixture of OCR, RCR and CCR.

For CCR, Orchard and River Valley is the most popular, followed by District 10 Bukit Timah and Holland Road. For RCR or city fringe, District 15 is the most popular and for outskirt, District 18 and 19 is the two most popular district.

District 18 and 19 are HDB estates which we can derived that most of these home buyers are HDB upgraders and for own stay. Hence investing in a 3 bedrooms or bigger is a better choice.

Nothing surprising but people like to rent in District 9 and 10, in the city centre nearer to the CBD. District 15, near East Coast Park has always been a popular district for expats.

Lastly as for HDB, these are the popular estates which people are searching for. If you compare with the Top Sales District for Condo, you can see that the top 3 location are Tampines, Sengkang and Punggol. Which solidifies the argument that people like living in these locations, and are mainly home upgraders from HDB to a Condo.
